A Fixed Rate or Adjustable-rate mortgage (ARM)?

You can get a mortgage on a fixed rate where you’re locked into a consistent interest rate over the life of the loan. The amount that goes to repaying your principal and interest remains constant throughout the term. Insurance, taxes, and other costs may change from time to time, but the two remain constant.

On the other hand, the Adjustable-rate mortgage changes over time. It begins with the introduction period of 10, 5, 3, 2, or even 1, and during this period, the interest holds steady. Afterward, the rate can change periodically.

The introductory rates in ARM are usually low, but it may rise once that period ends, leading to a rise in your mortgage repayments.

Should you pay in points?

As a borrower, you can pay a fee that substantially reduces your interest rate on the mortgage- the fee is referred to as a discount point.

One point is equivalent to 1% of the total loan amount, and that reduces the loan amount by 0.25%, though this may vary.

Paying discount points shells out thousands upfront and thus save some dollars every month. Then you’ve several months for your savings to add up to an equivalent of the initial amount paid. The break-even period will depend on the loan amount, the interest, and the cost of points. That ranges from 7-9 years.

Think of the closing costs

These are the lender’s and third party’s fees. The closing costs don’t affect the mortgage rate unless you’re paying in discount points. The points are usually about 3% of your home’s purchase price, and you pay this when you’re finalizing the purchase.

These costs include fees like the lender’s underwriting and processing charges, appraisal, and title insurance, among others.

Before you settle on that mortgage, it’s critical you compare mortgages and find out if the financier could have special programs that will lower the mortgage cost. Many states offer these to help repeat or first-time buyers.
